AXA Suffolk House Refurbishment

The project consists of a total refurbishment of Suffolk House, Ipswich to form AXA Insurance New office accommodation. The 12 story building was initially constructed in the early 1970’s and is predominantly concrete frame with perimeter cladding.

AXA appointed Silcock Leedham to undertake full M&E consultancy services including vertical transportation, above and below ground drainage including rainwater. AXA required high quality high tech flexible office accommodation in line with BCO guidelines that could be fitted out in a phased manor and sub let if required. Each floor comprised Open plan office accommodation including private meeting rooms, breakout / hot desk space, tea point and printing spaces.

Full compliance with Part L2 of the building regulations 2006 was an agreed part of the project brief requiring detailed thermal modelling and analysis of the existing structure. The results of the thermal modelling results were utilised as a basis to evaluate the building envelope and fabric specifications and development of the proposed mechanical and electrical systems. The mechanical and electrical systems included, daylight corrected dimmable lighting fully LG7 compliant with automatic occupancy detection, structured cabling installations utilising cat 6 cabling, demand based heat recovery ventilation and energy recovery comfort air conditioning.
